I've been cross-referencing with https://nightlydata.com/ lately because the local market breakdowns are more granular than what I get from the bigger platforms. The thing most hosts overlook is comp set selection. Pulling city-wide averages is basically useless if your property is a 2-bed in a tourist pocket that behaves completely differently from the rest of the metro. Get hyper-local or you're just guessing. Also worth tracking your own 90-day rolling performance separately, not through Airbnb's dashboard which smooths out patterns you actually need to see.
